Madison-Park Residential Development

Location: New York, NY (Harlem)

Delivery Method: Developer / Builder

Velez Organization served as the developer and builder of sixty units of newly constructed three-family homes. The project featured a four-story contemporary brownstone with a brick facade and a handicap-adaptable first-floor unit per ADA requirements, with a project value in excess of $10 million.

This project served as an excellent example of Velez Organization’s ability to complete development from the design phase through Certificate of Occupancy. The homes required individual connections to utility mains and careful navigation of varying site conditions to keep the project on budget, while Velez managed the permit process from design through construction.

Velez Organization secured federal and state grants, subsidies, and tax abatement programs to make these homes affordable to Harlem residents through a first-time homebuyer program. The team worked closely with the local community throughout the sales process, conducted a housing lottery, and assisted first-time homebuyers through mortgage and landlord education. Velez also conducted outreach meetings at the North General Hospital location with local elected officials and worked directly with the adjacent school to minimize disruptions to operations.
